Thinking about purchasing an oceanfront condo in Florida? Or perhaps you're a local resident who has watched the prices of new oceanfront condos soar in recent years, and lament that you didn't buy a pre-construction priced unit when you had the chance (hindsight)?

Amelia Island oceanfront condos are sought by those desiring a second vacation home, investment property, a future retirement home, or just a less maintenance primary residence with an awesome view and the soothing sounds of the ocean to be enjoyed year round.

FIRST QUARTER 2003 AMELIA ISLAND OCEANFRONT CONDO SALES

During the first quarter of 2003 (January 1 thru March 31st), Amelia Island oceanfront condos sold at the following prices per square foot:

Amelia Island zone 3 from the north-end of Amelia Island (east of Egan's Creek, south along the beach up to Peter's Point Rd.): Includes Amelia South condos, Sandpiper, Coral Sands, Sand Dollar Villas, sold in a range of $241.93 per square foot to $291.78 per square foot.

Amelia Island zone 5 & 6: By contrast, oceanfront condos on the south-end of Amelia Island (which include Summer Beach's Carlton Dunes and Ocean Place next to the Ritz-Carlton, the Amelia Island Plantation's Turtle Dunes and Sea Dunes, and the Amelia Surf & Racquet Club), sold in a range of $344.80 per square foot to $464.54 per square foot. The highest priced oceanfront condo to sell on Amelia Island during the first quarter of 2003 was a Carlton Dunes address that sold for $1,415,000 (3,046 square feet).

For the previous full calendar year 2002, the average sales price of an Amelia Island oceanfront condominium varied greatly, depending on what part of the beach it was located on (the most expensive addresses located in the large luxury resorts -- Summer Beach and the Amelia Island Plantation). The average price of an oceanfront condo for the year 2002 was $293,810 on the northern end to central part of Amelia Island (zone 3 east of Egan's Creek, south to Peter's Point Rd.), reflecting 25 sales and average days on the market 184.

For the previous full calendar year 2002, the average price of an oceanfront condo on the south-end of Amelia Island in zones 5 & 6 was $800,312 (which includes the location of the island's two luxury resorts -- Summer Beach and the Amelia Island Plantation). This reflects 63 condo sales transactions, on the market an average of 124 days.

For the previous full calendar year 2002, the highest priced oceanfront condominiums sold were located in the Amelia Island Plantation's Ocean Club Villas, with two units selling for over $2 million last year (one sold for $637.67 per square foot, and the other sold for $733.33 per square foot).
